What gets checked

Income

Gross, net, and year-to-date figures, and whether the documented income supports the amount the applicant stated.

Pay periods

Pay period dates, stated frequency, and whether the stubs provided actually cover the period they should.

Employer

The employer named on the pay stub, and whether it matches the payroll deposits appearing on the bank statement.

Bank activity

Opening and closing balances, deposit totals, payroll deposit identification, and statement coverage.

Name and ID expiry

The name on a submitted government ID against the name on the other documents, and whether the ID is still current. This is a comparison between documents, not an identity check.

Employment letter

Employer, employee name, and stated compensation on the letter against what the pay stubs show.

It does not contact employers or banks, connect to payroll systems, pull credit bureau or background check data, confirm a document with the institution that issued it, or establish that someone is who they say they are. Findings describe what the documents say and whether they agree with each other.

No. Fidem produces findings and the evidence behind them. Every rental decision stays with the landlord or property manager.

Can applicants send documents to Fidem directly?

What happens when something does not line up?

The finding appears in the report marked for review, with the document values that produced it. Fidem may suggest a further step, such as asking for another document. What to do next is your call.

How long does a verification take?

Usually two to five minutes from the documents arriving to the findings being ready. Poor-quality scans and unusual formats take longer.

What does Fidem not check?

Fidem works only from what an applicant submits. It does not contact employers or banks, connect to payroll systems, pull credit bureau or background check data, or confirm a document with the institution that issued it.

Who can see the uploaded documents?
